At WHICH DOOR we take care of all your property needs from start to finish. We have outlined how this works below for your information.
At WHICH DOOR we have been looking after properties on short stay accommodation platforms through WHICH DOOR, AIR BNB, STAYZ and Booking.com for over 2 years.
The Licensee is Meryl Carter REIWA, License Number – Real Estate Agent WA RA73329 who has been in property sales and residential investments for over 10 years in NSW and WA.
WHAT WE DO
- WHICH DOOR is an emerging and leading organisation in Online Holiday Property Management and Bookings.
- All of our properties are less than 5 years old.
- The property is fully furnished and fully equipped with free WI-FI. The cost of this varies for each property and WHICH DOOR will walk you through these setup costs.
- All of our properties are in excellent condition, clean and maintenance friendly.
- We manage everything from start to finish which includes enquiries, bookings, meet and greet, small maintenance jobs and cleaning.
- Nothing is too much trouble at WHICH DOOR because it is about keeping our guests happy and our owners.
WHAT WE CHARGE
- We work on a success fee basis only. If you win, we win too and then we are all happy.
- 35% of the nett booking cost (less cleaning) including GST.
- You receive 65%.
WHAT YOU RECEIVE
- We help prepare your property for short stay. (Cleaning and Handyman charges not included).
- We have the property professionally photographed. $139.00 – $159.00 per property by Apperture 22.
- We help coordinate the WI FI setup.
- We list your property on four websites, WHICH DOOR, AIR BNB, STAYZ AND BOOKING.COM.
- We list the property on You Tube, Twitter, Facebook, Vimeo, Google.
- We coordinate social media and pay for all marketing charges to help boost your listing.
- We take enquiries 24 hours a day and 7 days a week.
- We meet and greet the guests or arrange the lock box code changes.
- We clean the properties and grounds and gardens to ensure they are kept to a 5 star standard.
- We manage the rubbish bins collection and removal.
- We manage the pre-arrival inspections.
- We arrange the free biscuits, chocolates and milk for each new guest.
- We keep in touch with all our guests throughout their booking confirmation to arrival and departure.
- We keep in touch via our online newsletter program. This is excellent for repeat business.
- We manage all the monies in our trust account and provide a statement to the owner at the end of each guest stay.
- I am a fully licensed Real Estate Agent with a full Triennial License WA RA73329.
- I am a member of the Real Estate Institute of Western Australia (REIWA).
